Drum Hill Senior Living Community, located in Peekskill, New York is a testament to Trinity’s vision, creativity and persistence. Vacant for more than 15 years, this old school building was one of those sites that people would always look at and say," I wish someone would do something with that building”. Two previous developers attempted to develop the site with no success. Obstacles such as the historic significance, surrounding residential community opposition and the extent of deterioration of the building all made less capable and committed developers walk away from the project.

Since the building was listed on the National Historic Registry in 1979 it enabled Trinity finance the project by use of historic tax credits in addition to low income tax credits, Westchester County, NY Housing Implementation Funds, and tax exempt bond financing. The construction of this 120-unit project began in November of 1998 and included the historic renovation of the existing building and the construction of a new 72 - unit wing. The property was placed in service in December of 1999. This 1 year construction schedule was better than originally anticipated.

Drum Hill reached stabilization 6 months ahead of schedule and all of the bank’s covenants were met within the first year of operation. The project, which has now been in operation for the past 10 years, enjoys a great reputation and continues to maintain a 95 to 100 percent occupancy level. Trinity is beginning its 10th year of management of this 120 unit facility, which includes tax credit and age restriction compliance.

Trinity was the only affordable housing developer invited by the County of Westchester, NY to bid on development of “The Hortons Mill Village” project located in White Plains. Originally, the Westchester County Land Conservancy wanted the entire 10 acre site reserved for parkland. Working with many stakeholders and government officials Trinity forged a compromise with the Land Conservancy and the Westchester County Land Trust by agreeing to impose an 8 acre conservation easement for the benefit of the public. Additionally we agreed to perform an archeological survey on the site to insure that there were no relevant historical artifacts. Trinity’s success with this project followed failures by three previous developers over a span of six years; none of which ever achieved planning approval at the local level.

The Homes at Delia Court project was originally designated by the City of Yonkers as the Hoover Road affordable housing project. It emanated from the extremely volatile and controversial federal civil rights lawsuit initiated by the NAACP against the City Of Yonkers. As part of the desegregation order of Federal Judge Leonard Sands, the City was required to create 100 units of affordable housing each year for the next 10 years starting with the year 1997.

Hoover Road, which was a small site at the end of a dead end street in northwest Yonkers, was one of the sites selected by the City for affordable development. In February 1998 Yonkers issued an RFP for development of the site. An initial developer was selected and then in 2001 it backed out of the project together with its contractor claiming difficulties with the site as the reason for withdrawal. In 2002 Yonkers contacted Trinity directly and requested a response to a new RFP for the site. In April 2002 Trinity was selected as the designated developer and in May 2003 Trinity closed on the property and modified the original plans to account for the poor site conditions; the site was 90% rock. Permit applications were submitted in September 2003 and issued in January 2004. Trinity successfully completed the project on time and sold out all of the units in April of 2005.
